THANK YOU FOR YOUR INTEREST IN “ABBEY FARM COTTAGES”
Please read these terms and conditions before booking your holiday cottage. If you have any questions about them please do not hesitate to contact us.
BOOKING
If you wish to book a holiday please check availability, read these terms and conditions and go to our contact page.
PAYMENT
A booking deposit of 25% of the cost of the holiday is required to make a booking with us. This can be paid either by online bank transfer (contact us for details) or by posting a cheque. The booking is only confirmed after the deposit is received and a booking confirmation email/letter sent from us at “Abbey Farm Cottages”.
The balance of the booking value, together with a refundable damage deposit of £150, for any cottage, is payable six weeks before the start of the holiday. For bookings made less than seven weeks before the start of the holiday, we ask that the total amount (rental fee and damage deposit) be paid at the time of booking. Upon receipt of the balance/full payment we will give you details of key collection for the start of your holiday.
If the balance of the rent is not received by the due date, despite a reminder, we shall be entitled to cancel the reservation and you, the hirer, will forfeit the deposit. We will attempt to re-let the property, but should it remain empty you will also be liable for the remaining balance. Rental prices may increase or decrease over time but you will be charged the price quoted on the website at the time of booking.
CANCELLATION
Should you be obliged to cancel your stay due to unforeseen circumstances, “Abbey Farm Cottages” must be advised in writing/by email immediately. The initial deposit will, in all cancellation situations, be surrendered. We will seek to re-let the property for the period of the booking but you will remain liable for full or part payment, depending on the period of successful re-rental.
We would advise that you take out UK travel/cancellation insurance to cover this eventuality (approx. £25-30).
Use of the property
- Guests will usually have access to the property from 4pm on the arrival day.
- Guests must depart the property by 10am on the departure day unless a later time is granted by us.
- Guests must abide by the arrival and departure times provided by us.
- All children staying at the property must be accompanied by their parents or legal guardians at all times.
- Cottages are non-smoking.
The above conditions must be adhered to at all times.
The owners of “Abbey Farm Cottages” reserve the right to terminate the guests’ stay if they or members of their party undertake any activity which is illegal, display unreasonable behaviour, cause nuisance to other parties or damage to the property, or if the number of persons occupying the property exceeds the maximum stated. The contract is personal to the guest. The property shall not be used for any commercial purposes. This booking is granted by us, the owners, to you, the guest, for the holiday period and is not intended to create the relationship of Landlord and Tenant between the parties. You are granted the right to occupy the property for the holiday period specified but have no right to remain in the accommodation after this time and shall not be entitled to any statutory security of tenure. In any of the circumstances in this clause no refunds will be made and you will have no further claim against “Abbey Farm Cottages”.
CLEANING & DAMAGE
The guest must agree to take good care of the property and its contents and on departure leave it in a clean and tidy condition. The damage deposit will be refunded by cheque within 14 days of your departure provided that the property has been left in a satisfactory condition. The sum is held to cover any losses, damage and additional cleaning charges that may arise if the property is left in an unsatisfactory condition, however caused. You may not be charged for reasonable wear and tear or minor items such as broken glasses, but we would appreciate it if you tell us before your departure. You will understandably be responsible for the cost of any breakages and/or damage caused in excess of the deposit of £150.
All damage, loss or breakage to the property or contents must be reported to us as soon as possible. We, the owners of “Abbey Farm Cottages”, reserve the right to enter the properties at any reasonable time, with or without maintenance staff, for the purpose of repairs in the event that they may become necessary. We do, of course, respect your right to privacy and will not disturb you unless absolutely necessary.
FORCE MAJEURE
In the unlikely event of the accommodation becoming unavailable through circumstances beyond our control, such as fire, flooding/exceptional weather conditions, we will endeavour to provide suitable alternative accommodation or will refund all monies paid, or a proportion in the case of curtailment. We cannot, however, pay any compensation or expenses as a consequence of such an event.
LIABILITY
No liability is accepted for any injury, loss, damage, expenses or inconvenience to the guest/members of his/her party and/or their belongings, damage by or to any third party or for damage to any motor vehicle or its contents in connection with the rental howsoever suffered or incurred by the hirer.
PETS
We regret that pets are not accepted as guests!
WHAT'S INCLUDED
- Electricity and gas are included in the rent.
- Bed linen and towels are provided at properties for the number of people booked at the property but guests should bring their own beach towels.
- Firewood is generally not provided. It can be requested and paid for direct to the Owner (£15 per stay).
- Travel cot/high chair are available and included. Please request at time of booking. Guests should bring their own baby bedding.
We cannot guarantee the speed of the Wi-Fi broadband at the property and you are liable for any additional costs incurred as a result of excessive usage.
Descriptions - Whilst every effort is made to ensure the accuracy of the property details on the website, all statements are made in good faith and are for guidance only. Photos and maps are for illustrative purposes only. We cannot be held responsible for changes or mistakes.
